Rental done....

This rental property has been done for about 3 months but I thought I'd post a couple before and after pics.

This was the first property, it had the same tenets for about 5 years so it was in need of a freshing up, not to mention the holes in the walls or kicked in doors, but so goes the life of a landlord.

In the rearview .......

 

Not much can be seen in daddy Dave's rearview mirror lately being it has fallen off the windshield with a chunk of the glass with it. This mirror does come in handy while driving especially while pulling trailers.

 

Daddy Dave was afraid if he tried to reattach the missing glass chip and reattach the mirror it may fall off again and crack the windshield the next time, so he opted to attach the mirror to a overhead display.

This seems to have done the trick this time, all is functioning properly. Did you notice the scrap metal pile while looking through the windshield(another job for another day)

Mirror revisited.......

 

It seems that the driver side mirror on daddy Dave's truck had worked its self loose(someone leaned on it) and it needed to be reattached properly so that it wasn't lost while driving down the road. Daddy Dave had some prior experience with this mirror so he new what to do. First the mirror was popped off simply enough with a screw driver the glass handle just aided the process.

Here the problem was reveled, a compression washer had slipped off.....

The washer was just reshaped and recompressed and all was good, until the next person hangs on it.

Bathroom redo....

 

The bathroom on this rental property needed some attention, with a lot of people living in this house and no exhaust fan moisture tended to stay in the bathroom allowing the drywall to get soft, not to mention having some anger taken out on it.(holes)

The drywall was removed 4' from the floor/tub all the way around the bathroom.

And replaced with this mold resistant drywall.......

The first coat of drywall mudd has been applied, one more coat and the sanding yah.

 

Clarke ec-8 .....

 

Lately daddy Dave has been doing hardwood flooring work on his property's and instead of keep renting a floor sander he picked up this used sander off Craig's list(it has been rode hard and put away wet) and needs some loving care.

The exhaust tube was missing so I formed a makeshift one out of 2" pvc from a local hardware store..

Next I need to fashion some sort of catching bag with a drawstring to catch the dust..... Maybe my sweet thing will give me a hand, but I may have to use some cloth and a zip tie until a suitable one is formed.

Rental deck...

 

While hustling to finish up the last rental house, daddy Dave needed to address this weathered deck.....this was fairly simple

After replacing some of the older deck boards........

The whole setup was pressure washed, it cleaned up nicely, should get a couple more years out of it before it needs to be rebuilt.

Rejuvenating....

 

The property I'm working on now needed a little rejuvenating, here the kitchen is prepped for paint.

A quick first cost of paint on the whole house, done within a hour (courtesy of my sprayer)

And now the process of new hardwoods going down........

Insect.....

 

Malia spotted this cool bug exiting its shell, here it hangs out while its new wings dry, I forget its scientific name.

Of course Malia lost interest quick with these bugs but Ella was fascinated, here the bug hangs from the Bench.

Porch repair.....

 

Now that one of the property's is done its on too the next, this ones porch need a little care.

The best plan of action was to replace the existing flooring, here the old was removed.

And new pressure treated decking installed....

1st day of school...

Squeeze......

 

This was to be no easy job, the crawl space on this house could be no tighter, you can't flip a quarter over once your under there much less yourself. In fact the side of the house in which the pipes were located was un accessible from the existing access due to low pipes and beams. Daddy Dave had to bust through the foundation(Aesthetic portions) to be able to get at the main drain. even than I had to then dig out at each opening to be able to get under the house.

After the first day most of the crucial access points(at each hub) were archived and new covers were constructed to keep out unwanted pest.

Day two new piping was installed(painstaking slow process), it was discovered that the master bathroom shower drain wasn't even hooked up? Daddy Dave used rubber hubs in some locations to make the install a little easier and aid in future repairs. With this now fixed all that's left is a few easy pezzy things, carpet cleaning and hooking up the new kitchen sink.

Main pain.............

 

One issue I needed to address was this loose washer drain line but first it had to be secured so this would happen again....

Here it is firmly secured.......now it's under the house to take a look at that pipe.....

Ahhhh I found the problem and it looked like an easy fix.......

Yep this fix was done in no time but a much BIGGER problem was discovered.......

After closely inspecting the main drain it was discovered that when it was installed they hadn't used any adhesive? Whaaaaaaaaaaat In the tar nation was going through their mind, no glue that's like a burger with no bun, that's like tea with no sweet( o wait people eat burgers with no bun and drink unsweet tea) but it's like I said are they CRAZY? This means that I have 32 feet of unsecured sewer line(main drain) so that it is dripping at each hub. This helps create many problems which termites being one of them. This had to be address ASAP and with no tenets currently there was no time like the present.
