down the shiter?.................

if it wont go down the shiter than your gonna have a big problem. well when out working on jackson, the toilet wouldn't flush so after replacing the pump,  flushing was no problem but presented a new problem, now was it was leaking all over the floor. under closer inspection i noticed that the tank bowl seal was no longer functioning. so a quick trip too the home improvement place and a new seal later and flush away my friend, flush away..........

this pump was free99 it came out of a spare toilet i had sitting around..........recycle, reuse.......

patch work.....


 no......... im not quilting, im just doing some patch work on one of the rentals. this particular one had some raised shingles and the insurance company did not like that. so in order to complie(jump through hoops) i needed to replace a couple of the shingles. this is a couple of pics of the job done.







hopefully this will make them happy if not it looks like ill be shingling another house....good times

habitat find..........


this is one of my lateset habitat finds, not a steal of a deal but not to shabby priced at $8. scene i have been doing some extra lawns i picked up this refillable pressurized tank, this way i can mix my own weed killer and save a bundle too. i make an organic weedkiller that is safe around kids and pets. ingredients--- 1gallon of white vinegar, 1 cup of course salt and one teaspoon of organic dish soap(the dish soap helps break down the wax on the plants allowing the  other ingredients to adhere). mix together and death to weeds(got recipe online). in this pic you can see the after math of this concoction.

dragging ass........


no im not dragging ass on the rental properties im actual going out to day to work one of them , however the back of my enclosed trail is back to dragging ass. ya see it seems Davey's bright idea of installing wheels on the back didn't work, well at least not with the wheels he had on hand. when ever he backed out or pulled in at an angle it put a sort of twist on the wheels causing them to bend. o well. if i come across some steel wheels and Assemblys i give it another shot. here Malia poses withe the bent casters.

deck revisited..........

this past weekend some of the family all meet at the home of sister #3 and her hubby. this is the same address in which i went and helped do a little deck work, being that i left before the project was 100% finished didn't get to see the final project. here now is a pic of the finished project......nice.





while hanging out, this pic of Malia was snapped........she doesn't look that impressed with us. she is enjoying a nice refreshing glass of water though.

good bones..........

 while out working on this rental i have yet to come across an attic access. i might need this for if future problems arise i need to be able to get into the attic(leaks, etc). this house has drop down ceiling to hid the duct work, but after some searching i still could not find an access i know there is one somewhere but i guess ill have to make my own. so i pick an ideal spot and cut into the attic.
  






as i cut through i am covered in a 100years of dust and soot(from the three chimneys on this house). as i peer into the attic i see a humongous space. check out the old school wiring still left in place(no longer active though, phew). as i look around im am pleasantly surprised with how good the bones are on this old home built in the 1900's. the roofing deck looks to be newer and in good shape with no major damage.








check out this log in position supporting  the roof, i bet that's not up to current codes. they just don't make them like they used too.

goop...........


 went out today to work on the rental some more today, goal is to have it up and listed by the end of the mouth a very reasonable  goal. sister #4 offered to watch Malia so i could go out and get an early start, not having to wait on momma Mandy. it just needs a little odds and ends finished up here and there. these picks are just of some of the gooping that took place. i replaced a couple of missing shingles and tared around both chimneys and any air vents.


happy to report that i found no more bullets lodged in the roof, however this roof is on its last legs. as of now no leaks so just a little preventative work going on here.

don't talk when your mouths full...........

     







at my place of business we offer free samples on some of the items which are in season, as to let the customers taste and then buy. well of course this kind jester is often abused  and misused. as an example one family came in one evening and i over heard the parents say to the children "eat up, eat all you want, i think soups on sample in the deli"....now i don't frown on the children because they just learn what the parents teach. but those teachers should be kicked out of school. another guy walked in, opened the sample display and with one swipe pushed all the samples into a grocery bag and walked out. now if your starving ill buy you some bread and peanut butter but that is ridiculous.
      on a lighter note i have a sort of game i like to play on customers. see we are required to greet all customers that come with in a certain distance of our person. so as I'm working out product near any one of the the several sample displays i patiently wait for my victims. say here's comes that soccer mom with her three out of control children miss behaving throwing grapefruit, sticking their fingers in the peaches and etc...... up to the sample dome she steps after a careful selection of the longest possible toothpick(of course all being the same size) she begins to load the tooth pick as if she's stuffing a shiskabob.
       up goes the heavy laden toothpick so heavy it almost takes both hands. and into her waiting, watering mouth so that the sweet favors of cantaloupe can dance upon her tongue. just as her mouth is at its fullest extent, you couldn't possible get even the smallest piece in..........here comes that excellent customer service........."Hello how are you doing today?"  Mmmauccchhhh sluuurrrppppp  aaaahhhhherrrrrrrr as she hurriedly try's to chew and swallow the sample as to return my greeting. bet you weren't expecting that.  not all customers see me coming, sometimes i like to lay in wait off in the shadows, and approach my victims when they are well into round two of sampling. out of nowhere and unexpectedly i surprise them from behind..  "If i can help you find anything just let me know", i see she already found my samples so no need to show her were those are at. its just the simple things that makes my job enjoyable.

the picture says it all.....yep a spent bullet was lodged in the roof. i guess some local hell-ans were out shooting their pistolas up in the air, good thing this stray bullet didn't hit anyone. what goes up must come down ....and with that note i climbed safely to the ground via ladder. next time ill bring a hard hat and a bullet proof vest

those crazy girls.......

and so has come to this, the innocent beat down of sister #6? this is no mobster hit although the pic may display a violent act. this is just sisters acting up. their mission that day... to remove the carpet from an upstairs bedroom.




this pic is of the aftermath of the removal of the carpet. you can see #6 sister in this pic so you know shes just fine. although in a few mobster movies Ive seen they'll make a mess on the carpet/plastic and then clean ups a snap, but not the case here. my wife was also there lending a helping hand and a little know how sense shes been there before, carpet tare out not mob hit(just for clarification). mission accomplished

wheelie bars?..........


what is this you attached wheels to the back corners of your trailer?....why? the next pic explains it all.




ya see........ i have a steep driveway and when i back out and pull in i tend to scrap,you can see existing scarp marks on the pavement. in this pic the trailer wheels are actual off the ground. not wanting to bend the frame on the trailer i attached these extra wheels i had laying around. this may need to be slightly modified due to foreseen issues.

all hands on deck.....


 the day of yesterday i took a trip down to my home town to lend a helping hand to my sister #3 and her hubby. our mission was to replace the deck flooring on an existing deck. we hope to save the railing as to minimize time and cost. in this above pic you can see the deterioration of the decking boards, there is a slight hole on one where one brave soul broke through.




this pic shows the treated deck boards halfway done, the old flooring was 2x4's....? with no spacing no wonder they started to rot.






and the last pic of the night around 1am we called it quits for the night with the applause of the neighbors, the hammering and saw operation was not well received(ya think). the railing was to far gone to reuse but we did manage to reuse a few 2x4's. the only thing left to do was put up some lattice and possibly paint and another successful job completed.
