Rejuvenating....

 

The property I'm working on now needed a little rejuvenating, here the kitchen is prepped for paint.

A quick first cost of paint on the whole house, done within a hour (courtesy of my sprayer)

And now the process of new hardwoods going down........

Insect.....

 

Malia spotted this cool bug exiting its shell, here it hangs out while its new wings dry, I forget its scientific name.

Of course Malia lost interest quick with these bugs but Ella was fascinated, here the bug hangs from the Bench.

Porch repair.....

 

Now that one of the property's is done its on too the next, this ones porch need a little care.

The best plan of action was to replace the existing flooring, here the old was removed.

And new pressure treated decking installed....

1st day of school...

Squeeze......

 

This was to be no easy job, the crawl space on this house could be no tighter, you can't flip a quarter over once your under there much less yourself. In fact the side of the house in which the pipes were located was un accessible from the existing access due to low pipes and beams. Daddy Dave had to bust through the foundation(Aesthetic portions) to be able to get at the main drain. even than I had to then dig out at each opening to be able to get under the house.

After the first day most of the crucial access points(at each hub) were archived and new covers were constructed to keep out unwanted pest.

Day two new piping was installed(painstaking slow process), it was discovered that the master bathroom shower drain wasn't even hooked up? Daddy Dave used rubber hubs in some locations to make the install a little easier and aid in future repairs. With this now fixed all that's left is a few easy pezzy things, carpet cleaning and hooking up the new kitchen sink.

Main pain.............

 

One issue I needed to address was this loose washer drain line but first it had to be secured so this would happen again....

Here it is firmly secured.......now it's under the house to take a look at that pipe.....

Ahhhh I found the problem and it looked like an easy fix.......

Yep this fix was done in no time but a much BIGGER problem was discovered.......

After closely inspecting the main drain it was discovered that when it was installed they hadn't used any adhesive? Whaaaaaaaaaaat In the tar nation was going through their mind, no glue that's like a burger with no bun, that's like tea with no sweet( o wait people eat burgers with no bun and drink unsweet tea) but it's like I said are they CRAZY? This means that I have 32 feet of unsecured sewer line(main drain) so that it is dripping at each hub. This helps create many problems which termites being one of them. This had to be address ASAP and with no tenets currently there was no time like the present.

#2 house.....

 

At the moment daddy Dave has two houses empty so the heat is on, both property's have potential tents waiting. This house is almost done, but a few last issues are being addressed. Here the siding needed to be cleaned.

And the porch needed to be repainted.....
 

Done.......still a few more items but more on that later.....

Rental woes........

 

Our very first rental just went vaciant, they were prompt rent payers but someone had an anger issue ya think?

 

Just a little wall graffiti across from a toliet paper puff ball hanging from the ceiling.
 

And a few holes across from the toliet, someone needs to have a little more bran in their diet. There were many other issues such as someone kicked in the front door, to a small leak on top of the water heater which must have been there for 5+years. Of course this is the life of a landlord and some of these issues could have been prevented with more visits/walks. Never the less this house is waiting for a potential tenet, so the turn around process has begun.

Windinator 3000........

 

While prepping for my youngest birthday party daddy Dave wanted to put out some fans to help move the hot air and make it a little bit more enjoyable for the guest. Not being a "FAN" of the of the shelf products Daddy Dave grabbed a few odds and ends and the windinator 3000 was born. First an old air condition blower was pulled out of somewhere in the garage, next two speaker covers(auto), an power cord from a microwave, a woodcrate sheet metal screws and a plastic crate.

And it was born, here the birthday girl tests it out......." It was a success and may be found being used at future events. Coming soon to a store near you where fine goods are sold.
